How Do I Build An Accessory Structure To Code?

shedAn Accessory Structure is a detached building or structure subordinate in size and use but located on the same lot as a principal building, like a single-family residence. Accessory Structures come in many different forms, but for residential uses, they are often detached garages, shops, sheds, carports, gazebos, greenhouses, etc.

How big can they be?

Accessory structures on residentially zoned lots smaller than 20,000 square feet are limited to 600 square feet in building footprint. For residential lots larger than 20,000 square feet, Accessory Structures can be up to 800 square feet in building footprint.

In non-residential zones, Accessory Structures can be a variety of sizes, but all non-residential Accessory Structures over 200 square feet require a Type II Minor Site Plan and Design Review process.

Where on my property can I put one?

Accessory structures must be located behind the front building line of the primary structure onsite. Setbacks depend on your zone, presence of easements, and the size/height of the structure. Overlay areas may impact where you can locate your structure, as well.

How do I get approved to build one?

Development of Accessory Structures typically requires an Accessory Structure Planning Application, a Site Plan, and elevation drawings to be submitted with a building permit application and related materials. Please contact Building at permits@orcity.org for more information about building permit applications. In Historic, Geologic Hazard, and Natural Resource Overlays, Accessory Structure projects may require additional review.

What about ADU’s?

How do I find information about my property?

You can use the City’s “What Zone Am I In?”, OCWebMaps, and Property Reporter tools to provide more information about your site. If you appreciate code, you can consult OCMC 17.54.010 for most of the code requirements related to Accessory Structures.
